Development Site Updates
This page is intended to provide updates on two large development sites in the village: employment land at Hazeley Enterprise Park and a housing site at Hazeley Road.
Hazeley Road Housing site (Alfred Homes)
Last Update – 19th December 2025
Construction work on site finishes on 23rd December and will restart on 5th January. There maybe some deliveries during this period.
From 5th January there will be periods of temporary traffic lights and single lane closures in order to connect utilities to the site and commence works on the Parish Council led Flood Mitigation Scheme.
31st October 2025
- Saturday morning work will be taking place on 1st November from 8.00am until 12 noon.
12th September 2025
- Due to an accident on the M3 the cement deliveries are having to be taken via the village centre today.
- Saturday morning work will be taking place on 13th September from 8.00am until 1.00pm.
- There will be traffic management (temporary traffic signals) outside of the site from Monday 15th September until Friday 19th September to allow for utilities connections.
8th September 2025
- Hedge cutting along the front boundary with Hazeley Road will be taking place on Wednesday 10th September.
- There will be traffic management (temporary traffic signals) outside of the site from Monday 15th September until Friday 19th September to allow for utilities connections.
4th September 2025
Saturday morning work will be taking place on 6th September from 8.00am until 1.00pm.
29th August 2025
SGN, the gas pipe network owner, will be carrying works in Hazeley Road outside of of the development site as part of their programme of pipe replacement. this will involve temporary traffic lights from 1st to 10th September. This work is not related to, or under the control, of the development site.
18th August 2025
Although not directly linked with the development site, a fault with the Low Voltage (LV) electricity supply has been discovered in the Hazeley Road. This is why there are red marking on the pavement in the area.
SSEN, the electricity network operator will attend site to rectify the fault. This work is planned to take place from 9pm on 21st August. During the work nearby properties will have their electricity supply switched off and should have received notification from SSEN of this work.
15th August 2025
Saturday morning work will be taking place on 16th August from 08.00am until 1.00pm.
6th August 2025
Saturday morning work will be taking place on 9th August from 08.00am until 12.30pm.
30th July 2025
Due to works being rescheduled the team will need work on Saturday morning, 2nd August from 08.00am until 12.30pm. They will endeavour to keep disruption and noise levels to a minimum.
15th May 2025
Traffic management will be in place outside the housing site starting Monday 16th June. The permit runs for two weeks but would have hoped that the works can be completed in the first week.
These works are to enable temporary water and electric into site. The road permit has been applied for by Southern Water with SSEN collaborating to carry out their connection at the same time. There will be a Traffic Management operative on site between 7.30m and 6.30pm during to period of the works.
Although Alfred homes appointed these works, they do not manage them as they are deemed as offsite works, however, should there be any issues please don’t hesitate to contact Alfred Homes.
Hazeley Enterprise Park (Hazeley Group Limited)
Last Update – 18th September 2025
The continued focus for the next phase is on ground remediation.
- Commence the construction of unit 6 including clearing and processing the ground and then backfilling it with clean, recycled crush. Foundations will then be poured followed by the erection of the steel portal frame.
- Once these works are complete, we will begin the same phase of works for units 3 and 4.
- The existing roadways will be broken up and cleaning the ground underneath to prepare for new service routes.
- The onsite treatment unit will continue to process contaminated spoil, which will then be tested and certified for reuse in the 12 acre field landscaping.
13th August 2025
Demolition of all the existing structures on site is now complete.
August / September planned works at the Enterprise Park:
- The soil remediation station is now operational in the 12 acre field and will continue operations over the next few months cleaning contaminated soils for reuse on site.
- Existing concrete slabs of demolished buildings will be removed and crushed for reuse on site.

Hazeley Enterprise Park, Twyford – Emergency Water Leak Repair
(The leak is outside of the redevelopment area)
We would like to advise you that we will be carrying out an emergency repair to a burst water main on the Hazeley Enterprise Park on Sunday 29th June 2025.To undertake the repair it will be necessary to turn off the supply to all the units and to
avoid having to shut down Judes Ice Cream at one of their busiest times of the year the work has been scheduled for the weekend and contractor availability means that the work will start at approximately 8.30am on Sunday 29th June. We expect it to take 3 to 4 hours to complete.
The leak is outside of the redevelopment area and near the existing offices so far enough away that we hope it will not cause you any disturbance however we wanted to make our neighbours aware of the work in case you do hear the machinery/digger
working. We apologise for any disturbance this may cause.
15th May 2025
- Demolition of the Mill building is continuing and is programmed to finish 14th June at which point demolition will commence on the remaining T units (North of the Site). This phase will take approximately 4-5 weeks finishing mid July.
- Continuing through May there will be some further site set up work including perimeter fencing to the whole site (including the 12 acre field) and construction of the temporary car park area.
- Late May early June we will be commencing with early enabling works including alterations to existing services, breaking up and recycling of existing concrete slabs, removal from site of a redundant below ground fuel tank, topsoil strip and creation of a soil remediation station within the 12 acre field, removal from site of some of the known ground contamination and initial transportation of soils requiring treatment to the remediation station in the 12 acre field.
